rental property

    My tenant has just rung me (9.30pm) to tell me that
    a he has nacked the fridge when defrosting it, He might be going to replace it with a fridge freezer.
    b that he has replaced the suite because it fell apart. But is it their suite.
    They pay £260 a month bills inclusive ( approx £110 a month) and I think they are taking the mick.
    Apparently this is all OK because they have not seen me for ages.
    They just had a new baby too. Very nice. I am pleased for them.
    I have been through all this before, losing furniture when people did not want what was in, but at least they replaced it with like for like.
    I have no deposit from the tenant, it was an emergency kindness let and they have been heaps better then the saddo that paid no rent for a year , gave keys to other and was last heard of in the custody of the police. I had to change the locks on that one and it was major stressful.
